Keys to Success in buying and selling in today's Vancouver real estate market


The Greater Vancouver market in general is moving very fast.  Regardless you are a buyer or a seller, you must prepare yourself differently.  Here's a few tips for both Sellers and Buyers:
Seller:  
Pre-listing inspection: It is very common nowadays that the buyer will present an offer without inspection.  However, in order to have a piece of mind that the buyer wouldn't come back to you few years later to complain or even sue you for not disclosing any deficiencies while you sell your property in the hot market.  Best is to invest into a pre-listing inspection before you put your property on the market.
Buyer::
Buyer these days are being forced to consider submitting unconditional offer.  To protect yourself as much as you can, Buyer must do the followings prior to presenting an offer:
- Pre-approval mortgage is a MUST and often buyers would submit subject free offer in bidding war situation.  Beware of the lender might not be able to appraise the property at the price you pay for which ultimately, you need to come up with a bigger down payment.
- Many listing agents have set date to present offer and create bidding war situation.  In order to have a strong offer, Buyer should consider investing into an inspection prior to presenting offer to make sure everything is in good order then present the offer without
