Real Estate Activity Picks Up in March

The number of property sales throughout Greater Victoria rose in March for the second consecutive month while prices for all major property types registered modest increases. A total of 622 homes and other properties sold in March through the Victoria Real Estate Board’s Multiple listing Service® (MLS®), up from the 488 sales in February. There were 789 sales in March of last year.

Victoria Real Estate Board President, Dennis Fimrite, commented that the increase in sales last month, coupled with stable prices, shows continued consumer confidence in the market. “The latest figures offer further evidence of the return to balanced market conditions. There will always be month-to-month fluctuations in both sales and prices but barring any unforeseen developments we anticipate continued stability in the market in the coming months.” Fimrite added that the number of properties available for sale rose at the end of last month, “It is usual for more people to consider putting their homes up for sale as we head into spring and summer.” There were 4,100 properties available for sale at the end of March – up from 3,714 properties available at the end of February. Inventory levels are currently ten per cent higher than a year ago.

The average price for single-family homes sold in Greater Victoria last month was $619,275 up from $610,975 in February. The median price rose slightly to $568,500 while the six-month average also rose to $625,992. There were 22 single family home sales of over $1 million in March. The overall average price for condominiums was $325,581 last month, up slightly from $323,844 in February. The average for the last six months also rose slightly to $325,188. The median price for condominiums in March rose to $290,000. The average price of all townhomes sold last month rose to $434,626 from $415,591 in February. The median price also rose to $408,150 while the six month average declined slightly to $431,975.

MLS® sales last month included 351 single family homes, 172 condominiums, 75 townhomes and 10 manufactured homes.

British Columbia - expect more balance in 2008

As forecast, affordability conditions deteriorated across every home segment in the final quarter of 2007 and we still believe the market is poised for some affordability relief. The two-storey segment continues to carry the brunt of the deterioration as the hot Vancouver market remains in deeply stressed territory. The province-wide sales-to-new listings ratio is slowing, indicating a gradual re-balancing of markets. Mortgage rates should be a positive for markets this year as
we still expect the five-year fixed rate to drift about 75 basis points lower from current levels. Although house price growth picked up at the end of last year, softening economic fundamentals are expected to temper demand for existing homes and slow price gains in 2008 from the 12% pace in 2007 to the 7% range.

About the valley: 
Abundance of golf courses(4 within 10 minutes of each other) including our most popular Crown Isle.  
 
Mt Washington is approx 25 -30 Minutes from Courtenay/Comox to Top. Great Downhill/ Cross country runs. Canadian Olympic cross country team will be trading here. In the summer, Mt Washington is open for Mountain Biking and hiking. Great mountain and some gorgeous condo's/houses for sale.  
 
The Comox Valley services 2-3 times a day by West-Jet and fly's non-stop to Calgary and also Edmonton. We also have direct flights into YVR with Air Canada Connectors. We have also just started Float plane service direct from Down town Comox to Downtown Vancouver (Harbor). We now also have direct charter flights from Comox to Mexico which is great because you can have a fancy little drink with an umbrella in it in less than 4 hrs. (no need to go to Vancouver to catch flight)  
 
Prices are very reasonable compared to Vancouver as I mentioned. A nice 1200 plus sq ft Condo near the water and in downtown Courtenay for under $3000,000. Comox Valley also have a military base here (19 Wing) and is home to 442 Search and Rescue Sqn. They are the ones with the yellow airplanes and helicopters. The base makes up about 800 jobs here in the Valley.  
 
Lots of beautiful beaches and a gorgeous view of the glacier from almost anywhere here in the Valley.  Schools are great and we have a strong community. Lots of artist and plenty of music talent. (We even have some old Rockers who are now retired living over here. Oprah was up here with Jimmy Pattison last year scoping out property (Jimmy had his boat out for a few days) and it made the news.  
 
Pamela Anderson Went to school here in Comox and she might have an interest in a major development down island.  
 
Its a great place to live and grow. No heavy traffic, loads of wildlife, excellent fishing, un-polluted, no smog, good water, plenty of good shopping.
